Tell us the deadline first

Send the condition deadline with the request and we'll confirm availability and the report time before you book. Evening starts are available where a suitable inspection can be completed.

"The report came too late"

Same-day reports

Main reports by 9 PM the same day for appointments starting by 1 PM; by 10 AM the next morning otherwise. All material findings are in the main report — nothing is held back for a later add-on.

"The inspector scared my buyer"

Context, not alarm

Every finding is ranked — safety, repair or evaluate, monitor, maintain — with what we saw, why it matters and the next step. Typical age-related wear is described as exactly that.

For listing agents

Pre-listing inspections

Help your seller understand condition before buyers do. A pre-listing inspection uses our Essential or Signature prices — and when booked together with JBM Photography at the same property, you save $50.

A pre-listing report is prepared for the seller. It does not create an inspection-client relationship with a later buyer, and buyers should arrange their own independent advice. We will not do a buyer's inspection on a property where we did the seller's inspection or JBM Photography provided listing photos.

Booking

How to book for a client

Send the details

Address, property type, size, year built, any extra units and the condition deadline — by quote form, WhatsApp or phone.

We confirm with your client

Scope, time and total price are confirmed with the buyer, who signs the agreement online. A payment method is secured at booking.

Access

Share showing or lockbox instructions. For condos, we coordinate building access requirements with you.

Report

Your client receives the report and can authorize us to share it with you — usually the same day.

Independence

Our commitment to you and your clients

No referral fees

We don't pay or accept referral fees. You can refer us knowing there's nothing to disclose.

We work for the buyer

Our duty is to the client who hires us. That's also what makes our reports credible in a negotiation.

Reports shared with permission

We send the report to you when your client authorizes it — and we ask every client whether they'd like that.

Standards-based

Inspections are performed within the InterNACHI Standards of Practice by an InterNACHI Certified Professional Inspector.

Agent FAQ

Do you pay referral fees to agents?

No. JBM Inspect does not pay or accept referral fees. We earn referrals by being available, clear and fair.

How quickly can you inspect?

Send the condition deadline with your request and we'll confirm availability and report timing before booking. Reports are delivered by 9 PM the same day for appointments starting by 1 PM.

Will you send me the report?

Yes, with your client's authorization. Reports are released after payment.

Do you give repair cost estimates?

No. Repair costs depend on contractors and scope, so we recommend the appropriate specialist instead of guessing. This keeps negotiations based on facts.

Can you tell my buyer whether the basement apartment is legal?

No. We inspect the unit's accessible physical condition, but legality, registration and code compliance are questions for the municipality. See our basement apartment guide you can share with clients.

Which areas do you cover?

The entire GTA — Toronto, Peel, Halton, York and Durham — and beyond with a travel charge. Travel up to 40 km is included. See areas.
