What we often look for in GTA homes, by age
GTA housing spans more than a century. These are materials and conditions commonly associated with each era. Not every home has them — the inspection reports what's actually visible in yours.
| When the home was built | Things commonly checked |
|---|---|
| Before 1950 | Knob-and-tube wiring, galvanized steel water piping, older cast-iron or clay drains, brick or stone foundations, older lead water service lines, limited insulation |
| 1950s–1960s | Ungrounded outlets, older electrical panels, galvanized piping, original windows, vermiculite insulation in attics |
| Mid-1960s–1970s | Aluminum branch wiring in some homes, urea-formaldehyde foam insulation (UFFI) in some homes, aging original systems |
| Late 1970s–1990s | Polybutylene (Poly-B) water piping in some homes, aging roofs and windows, furnace and water-heater age |
| 2000s–today | Grading and drainage, attic ventilation, insulation and air-sealing gaps, finishing deficiencies — and Tarion warranty deadlines for new builds |
A home inspection is visual and non-invasive. Where materials such as vermiculite or UFFI are suspected, we recommend appropriate specialist testing; environmental sampling is not included.
